Birmingham is entering a transformative period of growth. The arrival of HS2, major investment across the city centre and ambitious plans for regeneration are creating new opportunities.

In March 2026, Birmingham City Council launched its ‘Central Heart Prospectus.’ This document sets out a long-term vision for the regeneration of Birmingham City Centre between Cathedral Square and Curzon Street Station. It was created in collaboration with the council, landowners, and development partners within the Central Heart area.

The prospectus builds on Our Future City Plan, which sets a framework for the development of the city centre up to 2045, and the emerging Local Plan – both of which identify Martineau Place as a key regeneration site.

The Martineau Place proposals respond and align to both the Central Heart vision along with established and emerging statutory policies.


About Central Heart

The Birmingham Central Heart Prospectus will transform 17 hectares of under-used retail and office space in the heart of the city into a vibrant mixed-use neighbourhood.

Central Heart acts as a key gateway between HS2 Curzon Street Station, the Bullring, New Street Station, the Colmore Business District, and the wider city centre. It will include new linear green routes, streets for walking and cycling, and better links to employment, education, and cultural destinations. 

Within the wider Central Heart area, there is an opportunity to deliver up to 5,000 new homes, up to 8,000 new jobs, over 400,000 sq ft of commercial space, and over 7 hectares of public spaces.
